The Electrician supports operation, inspection, and maintenance processes to mechanical, electrical, and plumbing (pumps and controls) equipment and systems in assigned facility. Assists Building Engineers in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

 

ESSENTIAL DUTIES/RESPONSIBLITIES:

• Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.

• Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.

• General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems and repair doors.

• Assist the operations team in the maintenance and repair of building and equipment and/or as directed.

• Moves office furniture, machinery, equipment and other materials as requested.

• Replacement of lighting

• Update work order status in real time.

• Utilize CMMS systems such as Building Engines for all work performed.

• Escalating problems or issues to Customer and Manager in a timely manner.

• Attend work and safety meetings as required.

• Other tasks as assigned.

 

EDUCATION/EXPERIENCE:

• A high school diploma or GED is required.

• A minimum one to three (1-3) years’ experience in the building maintenance industry and accredited trade school degree/certificate electrical, or other industry related trade.

• Knowledge and use of CMMS, BMS, and Fire Life Safety systems.

• Proficiency with using typical computer applications is required.

• This position includes installation and repair of electrical equipment, wiring, lighting, and associated components.

• This position requires a minimum of a journeyman electrician license for Massachusetts.

• Willingness to join and be member of I.U.O.E Local 877

 

LANGUAGE SKILLS:

• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Can write routine reports and correspondence.

 

MATHEMATICAL SKILLS:

• Ability to calculate figures and amounts such as load balancing, proportions, percentages, area, circumference, and volume. Can apply concepts of basic algebra and geometry.

 

REASONING ABILITY:

• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Can interpret a variety of instructions furnished in written, oral, diagram, or schedule format.

 

PHYSICAL DEMANDS:

• Physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

• The employee frequently is required to stand; walk; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 80 pounds.

 

SAFETY:

• Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.

• Must complete all required safety trainings as scheduled.

• Complete Hazard Assessments as necessary

• Maintain compliance to State, County, or City Ordinances, Codes, or Laws.

 

WORK ENVIRONMENT:

• The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

• While performing the duties of this job, the employee is regularly exposed to risk of electrical shock, moving mechanical parts and heights up to 20 feet.

• The employee is occasionally exposed to wet and/or humid conditions as well as very cold and uncomfortable heat while inside and out of the facility. The noise level in the work environment is at times moderately loud.

 

SHIFT:

Normal business hours Monday through Friday. Occasional shift coverage and overtime work related to off hours work is part of this position and participation is required.
